TPO, Modified, Metal, the list goes on when it comes to commercial and industrial roof material options. How do you know which is best for your property? Is one better than another? It all depends on your building and what's recommended to you after a certified professional performs a thorough inspection. It's also good to know what other property managers are choosing for their own commercial roof systems. Though they may not be what's best for your unique situation, we've put together a list of our top 3 most popular commercial roof options. Here's what's been trending in our area:

TPO

TPO (Thermoplastic polyolefin) single-ply roofing membranes are one of the fastest growing commercial roofing products. This reliable, cost-effective roofing solution has gained broad industry acceptance for its performance qualities and installation advantages. It's reflective nature and weather resistant characteristics have helped this roof system noticeably gain popularity over the last few years. To increase longevity, we highly recommend choosing thicker TPO options. Of 45 mil, 60 mil, and 80 mil; 60 or 80 are your best bet.

EPDM

EPDM (Ethylene propylene diene terpolymer) is a popular choice due to its extremely durable and weather resistant properties. Though it's been around for many years, it has gained popularity recently. Available in both black and white, it is available in a variety of widths and thickness to easily fit the needs of your building. This system can be fully adhered, mechanically attached, or ballasted.

PVC

A PVC (Polyvinyl Chloride) membrane is well-known for its high performance and reasonable life cycle cost. This thick, flexible, weather and UV-resistant thermoplastic material has been around since the 1960s and may consist of polyester or fiberglass, resins, pigments, plasticizers, and other chemicals. This is typically mechanically attached or adhered during installation. Though white is a popular choice, other colors are available. As far as strength, performance, longevity, and variety, PVC is one we easily give 5 stars.

These are the roof systems most popular among our clients over the past couple years. Whether this is what you choose for your own, it's good to know what's trending. Do some research, know your budget, and make sure you only contact a trusted, certified professional.  Choosing a new roof system is a big decision that will make a huge impact on your property. Remember, the longevity of any roof system depends on your diligence to have it inspected regularly by a professional (every 6 months is recommended).
